How to choose the perfect floor plan for your family

You’ve chosen to settle your family in beautiful Marigold at Tarneit – now comes the challenging and exciting part – building your dream home. Before you’ve even thought of the budget or what you’d like to see coming home every day, you need a floor plan. How does one even begin? Thinking about a home from the top down doesn’t come naturally to most of us, so here are a few tips to help you select the perfect floor plan for your family. 

Consider your block and size 

This is the easy part – you already know how big your block is; now you must figure out how much of it you want to use. Do you want a big backyard or something more low maintenance? Perhaps you want a bit of grass for the kids to play as well as a deck. This means less space for indoor living. It’s up to you and your family’s preference. 

Privacy vs open plan living 

Open plan living is a popular choice, especially if one wants to entertain and enjoy wider and breezier spaces. However, as children grow older, they will crave privacy and quieter spaces to study (or play video games…) Considering the needs of your family are helpful in whittling down your options. 

Building up or out? 

Homes that cluster living spaces and bedrooms off to the side can often solve the privacy vs open living problem. Another alternative is building up to save on space for bigger backyards or entertainment areas. The kids can “rule the upstairs” while parents can entertain guests uninterrupted down below. You could also have living quarters all upstairs with a downstairs reserved for living, dining, and lounge areas. 

The entertainer’s home or one for the family? 

Floor plans can cater to how often you entertain; do you want something that welcomes guests as they walk through the door such as a foyer that opens into an open living area? If you enjoy more private moments with your family over hosting friends, a formal living room near the front door separate from the family area may be a better option. 

Your present and future lifestyle 

Though it might just be you, your partner, and your newborn right now, your house should cater to baby number two (or three!) if you’re planning on starting a bigger family. Sacrificing some living space for bedrooms or extra bathrooms might not be on your radar now but will become useful in the years (and decades) to come. Having children run around is also something to consider. 

Wider hallways and higher ceilings might not be a priority now, but it’ll be what your family needs later on. 

Other factors to consider 

Other floor plan additions to consider is storage – do you need lots of storage? Perhaps additional storage in the garage? If you have furniture you want to use in the home, also consider its placement. Planning around what you have is smart and can save you money.
